Is an epoxy garage floor worth it?

Short answer

Yes, if you plan to stay in the house a few years and you use the garage every day: a coated floor stops dust and stains, cleans with a mop and makes the garage feel like a room. It is not worth it if you are moving soon, or if the cheapest possible job is the goal, because a cheap coating that peels costs more than bare concrete.

What you actually get for the money

  • No more concrete dust. Bare concrete sheds a fine powder forever. It ends up on the car, the shelves and in the house. A sealed floor does not.
  • Stains wipe off. Oil, red clay, fertilizer and road grime sit on top of the coating instead of soaking in.
  • It cleans in minutes. A broom and a mop, or a hose and a squeegee.
  • The garage becomes usable space. People put a gym, a workshop or a second fridge in a garage they are not embarrassed to open.
  • It is brighter. A light, glossy floor bounces light around a room that usually has one bulb.

What it costs

In Metro Atlanta a professionally installed floor runs $5.20 to $9.60 per square foot depending on the floor type. Most two-car garages land here:

Flake · 460 sq ft

$2,390 to $3,130

$5.20 to $6.80 per sq ft installed, on bare concrete

Flake · 660 sq ft

$3,430 to $4,490

$5.20 to $6.80 per sq ft installed, on bare concrete

Flake is the most common garage floor. Grinding the concrete is included. See the full price guide for every floor type.

The honest downsides

  • It is not cheap. It costs about what a good set of appliances costs, for a room many people only park in.
  • A glossy floor can be slippery when wet. Flake floors have texture that helps. If the garage gets wet often, ask for a grip additive in the topcoat.
  • You lose the garage for two to three days. One day to install, then 24 hours before walking and 48 before parking.
  • A bad install is worse than no coating. A floor that peels has to be ground off before anything else can go down.
  • It will not fix a slab that is sinking or heaving. Cracks can be filled, but structural movement comes back through any coating.

Common questions

What are the disadvantages of an epoxy garage floor?

Cost, a few days without the garage, a surface that can be slippery when wet unless texture or grip additive is used, and the fact that a poorly prepared floor peels. Most of the horror stories come from floors that were washed instead of ground before coating.

Does a coated garage floor add home value?

It makes the garage look finished and photograph well, which helps a listing. We do not quote a resale number because there is no honest one to give. Buy it for how you will use the garage.

Is epoxy flooring slippery?

A smooth glossy floor can be slippery when wet. Flake floors have a light texture, and a grip additive can be mixed into the topcoat where water is common.

How long does it last?

A properly prepared, professionally installed floor is built to last many years in a home garage. Ours carries a 5-year limited warranty in writing.
