Installed prices by floor type and garage size

These are our own installed prices, not a national average. They assume bare concrete, and they include grinding the slab, the full coating system and a clear UV-stable topcoat. The range inside each box is the difference between a simple color and a more involved one in the same floor type.

For comparison, coating companies advertising around the country right now quote $1,980 to $3,000 for a two-car garage. Most of them only show that number after a sales visit. Ours is on the page, and the calculator below gives you the same number for your exact size.

What the four floor types are

  • Flake. Colored chips scattered into the wet coating until the floor is fully covered, then sealed clear. It hides dust and tire marks better than anything else, which is why most garages get it. $5.20 to $6.80 per square foot.
  • Solid color. One even color with a clear protective top layer. Clean and simple, shows dirt more. $5.20 to $6.40 per square foot.
  • Quartz. Fine colored sand instead of chips. Grippier and tougher, good for shops and outdoor covered areas. $6.00 to $8.00 per square foot.
  • Metallic. A poured, one-of-a-kind marbled look. It is hand work and no two floors match, which is why it costs the most. $6.40 to $9.60 per square foot.

What changes your price

Three things decide the number: the size of the floor, the floor type you pick, and what is on the concrete today. Size and type are in the table above. The third one is where quotes usually change on install day, so here it is in the open:

Why Atlanta garages cost what they cost

Georgia is harder on a garage floor than most places, and the price of a coating that lasts here reflects three local facts.

  • Red clay. It tracks in on tires and shoes and stains bare concrete orange for good. A sealed floor wipes clean, but only if the concrete was ground open first so the coating bonds.
  • Humidity and ground moisture. Some slabs, especially older ones, have no moisture barrier underneath. Water vapor pushing up through the concrete is a common reason coatings peel, which is why we test every slab before we coat it.
  • Summer heat. A car that has been on I-285 in July parks on the floor with hot tires. Thin coatings can soften and lift right where you park. The topcoat we use is made not to.

A $300 kit or a $2,500 floor?

Searches for do-it-yourself garage floor kits are climbing fast this year, so it is worth being straight about the difference. A kit from a big-box store costs a few hundred dollars and a weekend. Here is what you get for the rest of the money.

Store-bought kitProfessionally installed floor
Getting the concrete readyAcid wash or a quick scrubThe whole slab is ground open by machine
ThicknessAbout as thick as a coat of paintSeveral layers, built up thick
Hot tiresOften softens and lifts where you parkTopcoat made to take hot tires
SunlightMany kits yellow near the doorClear topcoat that stays clear
Your timeA weekend, plus days of waiting to parkMost garages done in 1 day
If it failsYou grind it off and start over5-year limited warranty in writing

A kit can be a fair choice for a rental or a floor you plan to redo anyway. If you want it done once, the cost of removing a failed kit later ($0.80 per square foot on top of the new floor) is worth knowing before you buy one.

How long it takes and when you can park

  • Most garages are finished in 1 day. Large or repair-heavy floors can take 2.
  • Walk on it after 24 hours.
  • Park on a flake, solid or quartz floor after 48 hours. Metallic floors cure slower: park after 72 hours.

Common questions

How much does it cost to epoxy a 2-car garage in Atlanta?

About $2,390 to $3,130 installed for a flake floor on bare concrete, based on roughly 460 square feet. A metallic floor of the same size runs $2,940 to $4,420. Grinding the concrete is included in both.

What is the price per square foot?

$5.20 to $6.80 for flake, $5.20 to $6.40 for solid color, $6.00 to $8.00 for quartz and $6.40 to $9.60 for metallic. If the floor is painted, already coated or cracked, preparation adds $0.40 to $1.00 per square foot.

Is a garage floor coating worth the money?

If you plan to stay in the house, usually yes: bare concrete in Georgia stains from clay and oil, dusts, and is hard to clean. A coated floor wipes clean, does not dust, and makes the garage usable as a room. If you are selling within a few months, a good cleaning may be the better spend.

Why do some companies quote much less?

Usually because the concrete is washed instead of ground, the coating is thinner, or the price leaves out preparation that gets added on install day. Ask three things: do you grind the whole slab, what is the topcoat, and is this price in writing before anyone comes out.

Do you charge for an estimate?

No. The calculator gives you an installed price range in about 60 seconds. We confirm the final number in writing after looking at photos of your floor, or the slab itself.
